Who or what is Lewes Matters?

Lewes Matters is a group of local residents who are concerned about the scale of the development proposals for the Phoenix Industrial Estate near the Phoenix Causeway, on the west bank of the River Ouse in central Lewes, East Sussex. The proposed development has been dubbed "The Phoenix Quarter" by the developer Angel Property and would have an enormous impact on the whole town.

Lewes MattersThis website represents one of the ways in which Lewes Matters is trying to raise awareness and debate amongst fellow townspeople about the plans shortly to be submitted by Angel Property to Lewes District Council. Lewes Matters will continue to collect and share as much information as it can find out about the proposal and its background. Please browse the site and give us feedback via your comments, the Discussion Forum and our Online Questionnaire.

Due to the constant flood of unwanted and often abusive material that was being uploaded by anonymous spammers from all over the world, we had to make it necessary for everyone to register and login before making Discussion Forum postings. I'm sure you know the sort of stuff - viagra ads and the like - what a bore. We appreciate it's put some people off using the forum, but, as one of our regular visitors has pointed out, you can of course read forum postings without logging in, and in any case it only takes a couple of minutes to register. The Stephen Wilson partnership letter posted above was written as a response to the letter posted below by Tom Crossett. We have been contacted by Tom asking us to add a note saying that he is awaiting the update to the original November 2006 Flood Risk Assessment mentioned in the letter, and his revised comments will be available in due course.

Affordable Housing
A posting by Harry on the discussion forum (click here to read full posting) sought clarification from Angel Property on an item in the recent North St Technical Group minutes where it was stated that the Housing Corporation considered North St a 'strategic site'. Lewes Community Land Trust (LCLT)
When LDC held their visioning for North St workshops a year ago, the radical and exciting alternative of community led regeneration using the community land trust model was tabled by certain participants. Since that time a dedicated team has been quietly working away, and as you will see from the above minutes, held their first meeting with LDC officers on January 15th. LCLT have sent us the following documents for you to read prior to extensive public consultation planned for the coming months.

The Townspeople's Opinion

Lewes MattersLewes Matters exists so that the people of Lewes can tell those who are responsible for shaping our town’s future exactly what they think. And now, in the weeks immediately before Angel Property submits it far-reaching plan for Lewes’ Phoenix industrial estate, we bring you the results of our survey.

This tells us that Lewes does welcome development in principle...

  • Exciting, sustainable development that will enhance our town.
  • That will integrate with the historic town centre, rather than dominate it.
  • That will bring affordable housing within the grasp of our young people rather than send them out of the area.
  • That will create and safeguard existing employment, rather than undermine it.
  • That will have as a key principle, the inclusion of a wide range of sustainable technologies and targets, rather than pay lip service to them.
  • That will improve the infrastructure, rather than burden it.
  • That will complement our specialist retail base rather than overshadow it.

So Lewes Planning Authority, these are the factors which the town believe you should take into account when you assess the Phoenix application.

The people of Lewes are speaking. Please listen.

Results at a glance...

  • Almost equal numbers felt the exhibition was informative as uninformative.
  • The same ratio felt they either understood or did not understand the proposals.
  • 3 out of  4 believe that the area should  be a mixed use of residential, live-work and retail.
  • Over 8 out of 10 people believe that fewer homes than the 800 proposed should be permitted.
  • 9 out of 10 believe that a least 25% of these homes should be built as affordable.
  • 9 out of 10 would like to see a maximum of 5 storeys for all buildings, with 5 out of 10 preferring a maximum of 3 storeys.
  • Nearly 8 out of 10 do not want to see leading brand stores in this development and believe that these would have a major impact on local traders.
  • 9 out of ten wish to see a 10% renewable energy policy insisted on for a development of this scale.
  • 9 out of 10  people feel it crucial or important that water saving technologies are incorporated.
  • 8 out of ten people believe that the traffic management and parking facilities are poor in Lewes and are likely to become worse as a result of this proposed evelopment.
  • Over 2/3 of all respondents believe that the proposed development will make Lewes either worse or much worse.
