Council refuse to sell land - 2007/04/15 09:34 Charles, would you care to make a statement about the reported refusal of Lewes District Council to sell their land in the Phoenix Industrial Estate (see home page).

Do you know why they appear to have had a change of heart? If this is true will you be able to modify your plans and proceed with an application - and to what timescale?

Re:Council refuse to sell land - 2007/04/15 10:19 All I know of this is the hearsay remark from Anthony Dicks which came from a secondhand conversation which may or may not be accurate. Lewes District council own some land in what is planned to be the second phase of the development. We have never relied on this land being sold to us,it could be sold to and developed by others; They are
entirely free to sell their land to whoever they wish. The planning application will proceed once we have a vision statement from the council.

Re:Council refuse to sell land - 2007/04/15 10:57 OK. Thanks for that, Charles. No doubt you will be seeking clarification from LDC. But though it is hearsay, the source was the MP and he explicitly confirmed what he had said at a public meeting.

Like most people I don't know who owns what parcel of land; but I assume you do. Is the proposed cinema projected for council-owned land?

Re:Council refuse to sell land - 2007/04/15 14:26 Mr Styles,

Quote "Lewes District council own some land in what is planned to be the second phase of the development. We have never relied on this land being sold to us,it could be sold to and developed by others"

A question for you... I've not heard of first and second phases to date, but maybe I've missed something. Can you perhaps clarify? And how does your comment sit with other comments you've made about being in for the long haul? Doesn't sound very consistent. Sounds pretty off-hand, in fact. As if you don't care what might happen after you've developed your bit.

Thanks, Ray

Re:Council refuse to sell land - 2007/04/15 14:50 I've just read these recent posts more carefully (about the cinema/sale of council land) and it does seem absolutely farcical i.e. what is the point of any discussion or proposal concerning desirable features like cinemas, arts centres and so on when the proposed developer doesn't own the land, may not be able to buy the land, may not even WANT to buy the land and may never have had any intention of building such things anyway? It thus relieves him of responsibilities such as who pays for them, who runs them, who has to make a profit running them etc? Seems strangely reminiscent of the original Brighton Marina project all those years ago, with the council left carrying the can. Are you hoping to get your planning premission, build a little bit, make your profit and get out while the going's good? Are you having a laugh at us, Mr Styles?

Re:Council refuse to sell land - 2007/04/15 17:35 John, you should look at the Phoenix Quarter Checklist under planning gain. Where all these questions were answe
red back in November last year. We have never made a secret of the fact that we do not own all the land or that this would be a two phase development. What is clear is that we will be raponsible for providing all the flood protection which makes the second phase possible. As well as all the community benefit associated with the first phase. The cinema is in the second phase.
