Re:Phoenix Action - 2006/05/07 09:22 Dear Jenny, I have explained many times on this website that we will not be building tower blocks in Lewes. There were some small elements of buildings shown at our exhibition that went up to eight stories. These are under review, we area awaiting comment from English Heritage before deciding whether they should be included in our planning application. They are not tower blocks. Likewise the density is nothing like inner London as has been suggested.

If you read the rest of this site, as I am sure you have, you will realise that the developer can't count. People are now getting very angry that he persists in telling us how we can describe an 8 story building. Angel have never answered if the 7 storey blocks include the car park level as that would make them 8 storeys too. I can't help but wonder what other 'creative' ways the developer has been describing other aspects of the scheme.

Re:Phoenix Action - 2006/05/07 11:07 Dear RBB, there is no need to get angry or upset about this, i have explained on numerous occasions that we have not even decided yet on the building height and massing, so the fact that you seem to think we are not giving you sufficient information when the exhibition boards clearly marked building heights and i have answered that the heights on the riverfront relate to height above the car park, which also provides the flood defense. And that the other heights relate to height above street level. So to get this straight once and for all so there need not be any lack of clarity. All of the tower elements of buildings are under review. There are no tower blocks. There are some elements of buildings that were clearly marked at our exhibition and that i have posted on this website that go a bit higher , these range in height from five to eight storeys and are only the size of one flat per floor. If they are located on the riverside , which some of them are, then the storey height is above the podium. All this is being checked by English Heritage and the local authority planning department and we will only apply for planning for what we consider to be acceptable in townscape terms once we have their feedback. We have never designed this scheme to incorporate tower blocks and we will not be applying for planning for tower blocks. I have been more open about our plans than most developers would be and have answered numerous questions when they are put to me on this website.

"a tower consisting of a multi-storeyed building or offices or apartments"

The towers of this multi-storey development contain apartments.

One could equally describe this proposed development as an estate of 'blocks of flats' incorporating "tower blocks"

Re:Phoenix Action - 2006/05/08 12:25 What a nightmare! I thought we had got rid of the excesses of this development after the first exhibition. The maps definitely showed buildings described as 1-10 storeys then, and I can't see that anything much has changed. What could be a marvellous re-development of a horrid industrial park, that I for one would really like to see, is going to be like one of those mini verison sky-lines that you see in Las Vegas Hotels. I can only hope some changes are made pretty sharpish.

Putting to one side for the moment the specific issue of the tower elements of your plans, would it be fair to say that the bulk of the development would be between 5 & 6 stories in height, and that that height is already 1 storey above ground/river level because of the flood defences?

That's as simple a question as I can phrase!
