Re:Phoenix Action - 2006/04/27 07:26 The time zone for the forum has been wrong from day one (or do I mean day two?). The posts have all been treated as if they were written 7 hours after they actually were. Anyway, I finally got round to correcting it. It means that one or two of the yesterday evening's posts may be displayed in the wrong order, but it's all correct now for future use - sorry about that people.

Re:Phoenix Action - 2006/04/27 10:11 A car free development here, though a nice idea is not I am afraid a realistic probability or possibility. We will be restricted by the East Sussex car parking standards to allowing only 75% of residents a car space. We will encourage people to either not own a car or to use it infrequently by car clubs, these are now up and running in other parts of the country including Brighton and are very effective, see www.streetcar.co.uk. I was talking to a friend recently who just gave up his car to use a car club and has found it is sufficiently flexible and also saves him money. We will also have sufficient bicycle parking spaces. However the idea that existing residents should be allowed a car and any new residents should not be seems rather unfair to new residents. Visitors to the commercial uses such as offices , restaurants and cinema will also be catered for, otherwise cars would have to be parked on the streets which would not work. We are also providing parking facilities which will be useful to all visitors to Lewes not just those visiting the development and they may otherwise have to circle the town looking for a space.Traffic flows arrive and depart at different times of the day, i.e shoppers tend to arrive later than commuters and people visiting cinemas and restaurants tend to arrive at night so the impacts are not as bad as you might think, also a lot of people living here will use public transport to go to work or they will live and work in the development. We are in the process of finalising our transport assessment which includes a TRICS model, I have seen a draft and have been told that the traffic generation is in fact manageable. This assessment is going to be tested against the town wide transport model which has been undertaken by East Sussex County Council. Once the testing is completed they will be able to advise of any other changes to the traffiic system which would improve the traffic flows in Lewes including new junction arrangements.

Re:Phoenix Action - 2006/04/28 15:26 John Stockdale had stated on this website that he intended to make some factual corrections to his flyer before putting it out. Having seen the flyer that he is circulating around town today it is clear that this has not been done. I would invite John before further distributing the flyer to correct the inaccurate statements in the flyer particularly with regard to density and height of buildings. I have stated on this website that the density figure has been calculated with advice from Lewes District planners to be 118 dwellings per hectare and not 270 dwellings per hectare as claimed by John Stockdale. If John persists in making this claim and in illustrating it with images of tower blocks in not the most subtle of ways perhaps he would like to back it up with a statement as to how he was able to come up with that figure. It was also made clear on this website that there is now only one building that has an element that rises to 8 storeys so to say that 8 storey tower blocks will dominate Lewes is misleading. likewise perhaps he would like to explain what information he has used to back up the claim that the development will lead to the loss of hundreds of jobs, "kill off the High Street", funel traffic down Lancaster Street, provide insufficient car parking etc.
As the basic thrust of the flyer is that our proposal is an overdevelopment and this i believe stems from the fact that John has got his density figures wrong he really must check his density figures before making such a claim, otherwise when we actually make our planning application the fundamental tenet under which he is proposing to found his objection is seriously undermined and he will be proven to be wrong as it has and will be clearly shown that this is not in fact an overdevelopment at all.
All I ask for is a level playing field. If i was to put out information in the public domain that I knew to be incorrect then I would be castigated by all and sundry.
I know that people assume that property developers twist the facts, in this case we are trying to present the facts and others are doing us the disservice of twisting the facts for us, this is not helpful as it only serves to mislead the public as to our intentions for the project.

Could you let us know which other developments are being used from the TRICS database as this would be very useful.

Also, are any of the 7 storey buildings constructed on top of a car-parking level?
