Re:Fancy a punt? - 2006/05/02 11:25 I'd also like to know the answer to Paul J's question. I thought the developer said that Packham owned the sites on the Phoenix estate, so the developer must be connected with them in some way, contrary to what he said earlier in this thread.

Re:Fancy a punt? - 2006/05/02 11:46 It would appear from the Companies House return for Angel Properties (lewes) Ltd for 2003 that the company has a mortgage of £500.000 on the Control Centre, North St and Corporation Wharf. This mortgage arrangememt is with Packham Developments Ltd.
While such an arrangement is by no means illegal it could be described as "unusual" or even "cosy". Perhaps Mr Styles would like to comment.

Re:Fancy a punt? - 2006/05/02 12:03 We purchased the site known as Corporation Wharf from Packham developments on 18th November 2003. As part of the purchase consideration £500,000 was deferred for an eighteen month period. This was secured by way of a second charge in favour of Packham developments. This has now been paid off and the second charge to Packham developments has been redeemed. This is neither illegal, cosy or unusal and was done in the normal course of business. It does not denote any connection with Packham developments. We are in no way connected with them.

Re:Fancy a punt? - 2006/05/02 12:16 The 33000 sq ft of commercial space at Southdowns road is I understand part of the planning consent and i have no idea if the developers are intending to try to reduce this. As far as our proposal is concerned the net gain in commercial space is dependent on agreeing the bulk and massing of the buildings before our planning application is finalised so I cannot at this stage give you exact figures. There is however likely to be a net gain in employment space between what is there now and what will be built in Phoenix and Malling Brooks. The space will be a mix of office, retail, leisure, industrial and possibly it will also include an hotel.

I am unsure as to why, when considering the amount of commercial space, you consider adding that in Malling Brooks - a development in which your firm has no interest - to that to be produced on the Phoenix Estate. Using the same logic one could suggest that you propose to create over 900 dwellings, which is, of course, not the case. What is your best estimate of the net gain / loss of commercial space for the Phoenix project?
