In case the developer hasn't noticed, there already is a use, and demand for this centries old industrial site. Unfortunately a series of more recent landlords have failed to improve industrial facilities, and it has become less attractive to new businesses. I am quite happy for anyone to make a profit, as long as it is not at everyone else's expense. This is not a brownfield site, it is an active industrial site, with no evidence whatsoever that it is not needed. It has never generated a lot of traffic, and if allowed to regenerate properly with new, well designed units for modern businesses, it could be as attractive as anything else. The developer is either ignorant of planning, or is trying to disguise the fact that he can't make promises about what will happen to a site that he sells off. He cannot possibly do this unless he gets full planning permission, and he knows it. Even then a design can change in detail. His comments are as unconvincing as his claims that an 8 storey buliding is a 4 storey block with a 'slim' tower on top.
He will now post a message claiming that I am a cynic. But I am at least an informed cynic.
