Re:Fancy a punt? - 2006/04/30 10:54 The Southdown development getting permission was a travesty. Eespecially since it will (if it is built) offer NO affordable housing. It managed to get a scheme through that was allowed to renage on the 25% due to lack of viability. Also architectually it is a series of lumps of lard that will be a blot on the lanscape along with the building across the road from it (the Fujitsu building). It was supposed to have been refered to the office of the deputy PM because of the lack of affordable housing, but for some reason it did not????

Re:Fancy a punt? - 2006/04/30 11:33 now that the developer has acknowledged he is going to sell off bits of this development and not do it all himself, how can he guarantee that all the enticing benefits, promises and conservation friendly dynamic architecture will actual be built? Does a code of appropriate materials guarantee their use, or define what a design that only has outline planning permission actually looks like? This is a recipe for an architectural dogs dinner right on our doorstep of the worst possible kind. Exactly what we have been told wouldn't happen.

Re:Fancy a punt? - 2006/04/30 13:56 RBB, your ideas as to what constitutes a dogs dinner of architectural styles is based on nothing but a clear suggestion that there needs to be a coherent approach to the architecture of the scheme.We are already fully aware that coherence is necessary. This does not mean it all has to be fully designed by one architect in advance of an outline planning application. That would preclude the possibility of introducing variety into the scheme.Most architects and design and planning professionals I have spoken to believe there is a lot of merit in masterplanning an area but leaving the detailed design of individual buildings to a later stage. The idea that this can only result in an arhcitectural dogs dinner or that the benefits of the scheme cannot or will not be delivered shows a fundamental unwillingness to consider diversity or change and an unwillingness to be open minded to what you might in fact find to be extraordinarily good architecture. I suggest you wait to see the content of the detailed planning applications that will follow the outline planning application and will follow the design code agreed with the local authority before deciding what they are.

Re:Fancy a punt? - 2006/04/30 15:22 If the developer sells parts of this site with outline planning permission he has absolutley no control whatsoever of what is built other than the basic framework of outline permission which is why he is criticising anyone pointing this out. This is a planning-by-commitee profit motivated disaster in the making.

Re:Fancy a punt? - 2006/04/30 15:51 RBB, in case it has escaped you we live in a free market economy. There is nothing wrong or illegal about the profit motive. Perhaps you would be happier if we lost money on this project but it would not assist the regeneration of this run down area of Lewes. We are not designing this project by committee as you seem to be suggesting we are in fact working closely with the local authority and with one architectural practise to masterplan our development. We are also consulting widely. The fact that you seem to have an aversion to any profit being derived from this very complex process. And the fact that you seem to think that there is no such thing as a risk reward consideration is not a planning issue.There is not a development being undertaken in this country that is not profit related other than development by the public sector or charities.As we are neither a government department or a charity it seems strange to suggest there is anything wrong with what we are proposing. There is no government money available to go into this regeneration project and no charity has come forward to fund the scheme. We are however working with two excellent housing associations who will be building homes in Lewes for people on low incomes

Re:Fancy a punt? - 2006/04/30 16:47 In case the developer hasn't noticed, there already is a use, and demand for this centries old industrial site. Unfortunately a series of more recent landlords have failed to improve industrial facilities, and it has become less attractive to new businesses. I am quite happy for anyone to make a profit, as long as it is not at everyone else's expense. This is not a brownfield site, it is an active industrial site, with no evidence whatsoever that it is not needed. It has never generated a lot of traffic, and if allowed to regenerate properly with new, well designed units for modern businesses, it could be as attractive as anything else. The developer is either ignorant of planning, or is trying to disguise the fact that he can't make promises about what will happen to a site that he sells off. He cannot possibly do this unless he gets full planning permission, and he knows it. Even then a design can change in detail. His comments are as unconvincing as his claims that an 8 storey buliding is a 4 storey block with a 'slim' tower on top.

He will now post a message claiming that I am a cynic. But I am at least an informed cynic.
