Re:Fancy a punt? - 2006/05/02 13:55 As one of those businesses (Lewes Carbody Centre) directly affected by the proposals, I have been watching this exchange of dialogue with growing interest. I must agree that the present industrial area around North Street (the Pheonix Devlopement) has passed its prime, although it is still very servicable for its present usage. The only reason for it being "in a run down condition" is that so many businesses have relocated and have not been replaced by new companies due to the uncertainty of tenure within the area . The area could be regenerated in its present form although it is unlikely, as Charles Style says, to be a cost effective option. I am eagerly awaiting the next meeting between Charles Style and all of "us" (the motor repair businesses) based in North street as in our last dialogue we were promised plans of what was going to be on offer with regards to our relocation in the Malling Brooks site. We all have views both for and against this developement but if we are to be Sensibly, adequately & Properly relocated then we would probably be more in favour than against. Personally I have, As yet, no idea of what is on offer, either for myself or any other business within the development area. I will soon I hope!!!

Re:Fancy a punt? - 2006/05/02 14:17 The Malling Brooks site , where we are proposing to build new industrial space is entirely seperate from the Southdowns road site which is being sold by Packham developments and is called Malling Brooks East. My company do have an interest in the Malling Brooks East site. The continued suggestion that there is any link between my company and Packham developments and the Southdowns road site is just confusing people. I am under no obligation to divulge any of this information and am only doing so because certain people seem to think it necessary to try to make a link between us and Packham developments.

The confusion has arisen because both the Southdown Road site and the Malling Brooks East site are in Malling Brooks. Also, you have chosen to include some proposed development in Malling Brooks East in your discussions and calculations of commercial space for Phoenix.

Perhaps if you could give a straightforward answer when asked for the net gain / loss of commercial space from the Phoenix project, there would be less confusion.

Re:Fancy a punt? - 2006/05/02 15:24 I have already answered that the net developable commercial space at Phoenix has not yet been finalised .The reason that we are including the Malling Brooks development is because it is a linked application and is being developed to replace industrial space we are proposing to demolish at Phoenix. The Phoenix development in isolation as it stands on the plans currently under review includes
183,224 sq ft of new purpose built commercial space. The Malling brooks proposal includes as it now stands 114,212 sq ft. The combined developments will provide new commercial space in excess of what we are planning to demolish in Phoenix and will enable the creation of at least 800 new jobs.
