It should also be mentioned that as this is the lowest part of the town it is felt that the proposed buildings will not dominate the town as suggested.We will await the feedback from English Heritage and the planners before finalising the scheme .I have decided that I will now withdraw from this forum as I feel I have answered sufficient questions and that until we make our planning application there is nothing more I can add.Once the application is made all info relating to the development will be posted on our website www.thephoenixquarter.co.uk

Re:Phoenix Action - 2006/05/08 14:36 Chris- I don't know about you but this seems to me to be an odd response to your question, the answer to which I am also interested. Is this a way of saying that the bits that aren't next to the river are taller?

My memory of the original plans was there were a small number of 2 storey buildings in a clump away from the river. That there were a few 2 storey blocks by the river but most of them were 3 and 4 storeys, (not including the roof, which could be any height) That further back was a mass of 4/ 5 and 6 storey blocks. I also seem to remember that the plans showed 2 storey blocks that were actually existing buildings in Waterloo place,and Green walk giving the impression that there more of these low buildings would actually be built than is the case.

Re:Phoenix Action - 2006/05/08 17:32 Chris-my reply was posted in-between Charles Styles two responses, but appears afterwards. I think it is a shame that he has withdrawn from this thread because it has become apparant that there is much confusion caused by giving those visiting the North St exhibition the impression that they were commenting on near-complete plans that were close to being presented to Officers. It definitely seems to me that discussing the plans as if an application was about to go in was premature.

I don't think descriptions of the heights are good enough, and didn't think so at the exhibition either. This is supposed to be an outine application detailing key statistics, but in the absence of proper drawings, models and computer fly-throughs the figures are very vague. I wonder what all the other consultants are basing their comments on, without these basic visual aids.

I would still like to know if roof heights need to be added on to the storey heights of buildings, has anyone been able to work this out?

Re:Phoenix Action - 2006/05/09 13:36 Chris, I am withdrawing from the entrie forum and not just this strand as i feel there is nothing more I can add to the discussion pending finalisation of the plans. I have listened to all the comments and replied where I could. I now feel that we have to get feedback on our proposals from the other consultees, such as English Heritage, Cabe and the planners and to finalise all the reports that will acompany our planning application before I can carry on with a meaningful dialogue on this website.
