Re:Phoenix Action - 2006/04/23 00:49 The question as to the proposed heights of the buildings has already been answered on numerous occasions on this website and was clearly marked on the exhibition drawings and sections. The buildings proposed range in height from two storeys to five storeys, with six small slim tower elements that range from six to eight storeys, as I have stressed these are not tower blocks or high rise buildings and the model which we are proposing to build once the scheme is finalised will clearly show this.

We have never answered the question as to what the proposed density is because the question has never been put. All we have had is Mr Stockdale and others telling us that the density is 270 dwellings per hectare, and 5 times the Lewes average. I made it very clear that he had got his figures completely wrong. Now that the question has been put I will happily answer.

You and others will probably be surprised and happy to hear that the density is on the low side of government guidelines and far lower than Mr Stockdale's estimate. I will get an exact figure for you early next week and put that figure in the context of a table produced by the government to give guidance on densities. This information will be posted on this website.

I did previously say that the density would be checked by Lewes District Council and it will comply with guidelines, but seeing as it seems to be such a major concern we will answer the question accurately based on the scheme as shown in our exhibition. I have also previously pointed out that the scheme is not yet finalised but that when it is all the reports, plans, images, computer models etc that have been produced by our consultants in preparing the scheme will be put on our website www.the phoenixquarter.co.uk for all to see.

One thing that seems to have been forgotten is that the scheme has very generous communal areas, some private to the residences and some public squares and courtyards for this reason it is actually relatively low density, and certainly not something that should worry local people. I believe there has been a lot of unecessary scare mongering going on and that the clarification on this point will hopefully put people's minds at rest.

You say that no one asked about density. I did, some time ago, because you threatened a resident with legal action and claimed that a leaflet with density figures was innacurate. I wanted to know who was right. You have now admitted that, on the subject of density, you do not know.

It is not the responsibility of already overworked Officers at Lewes District Council, to calculate density figures for you at our expense . It is my understanding that their responsibility is to consider your figures in planning terms when they make a recommendation. We all look forward to seeing the figures you mention next week, though it is not clear to me if you know what acceptible density levels in this location actually are, perhaps you could explain.

The leaflet described '8 story buildings'. You threatened the author of this comment, saying every word he had written was untrue, but you have now, with much reluctance, been forced to admit this statement was true. What else on this leaflet, that you claimed was wholly innacurate, is also true?

Density and height are issues and concerns that actually relate to the outine planning permission you seek, which is why you are being asked for this information. I was unable to work out dimensions from drawings, so perhaps you could clarify the dimensions in metres of the width, breadth and height of the 8 story tower.

Re:Phoenix Action - 2006/04/23 02:28 It seems you ar being a little pedantic here, we have made no application to Lewes District Council so there is no question of us wasting their time. The exact height, breadth, depth of all buildings will be clearly marked on our planning application and we will not have to deal with inaccurate, unfair criticism. I have said on numerous occasions that the said buildings include some small slim tower elements the highest of which is eight stories. Anyone who went to the exhibition would know this to be the case as it was made abundantly clear and has always been part of the architects proposal.

A number of comments you have made state that Council Officers are responsible for checking your figures, and working out Highways arrangements for you. It is my understanding that they are not.

You still haven't told us what the dimensions are of what you describe as a 'slim' 8 storey tower block. Perhaps you simply don't know.

Whilst we wait for the Lewes density figures, and the density figures of your planned development that will be within Government guidelines, perhaps you could tell us what you understand the Government guidelines to be.

You repeatedly refer to details being available at your exhibition. I visited it twice. On neither occasion were you present. It was unfortunate that the two people you chose to represent you while you were absent were unable to answer any questions about the development.

Re:Phoenix Action - 2006/04/23 19:17 Dear Mr or Mrs Oliver, the dimensions of the proposed tower elements of buildings are under review, the size was described at the exhibition as one flat per floor, I could give you exact measurements by scaling off the drawings, but as this is still a work in progress I fail to see the relevance. The density figures and the government guidlines we are following will all be available for you to see early next week, I would be obliged if you could wait till then to see them. As far as the responsibilites of the planning and highways officers are concerned I have no doubt that when they receive our planning application, which will be accompanied by reports on all the relevant subjects to enable them to make their recommendations, including density calculations and highways studies, they will be perfectly capable of making an informed and accurate assessment of the project without as you are trying to suggest wasting any time on unecessary guesswork.
