Will Mr Style be selling his Phoenix land? - 2008/04/01 14:34 One contributor to this site says, ''Mr Style has already admitted he intends to sell the land with outline planning permission to another developer, such as Barrat homes (who he has been in talks with) so the design is immaterial.'

Mr Style has shown his commitment by moving to Lewes and we can only respect that. But I for one would like to be satisfied that his object isn't to get outline planning permission, sell what he owns on and pocket the profit.

Perhaps Mr Style will give us a guarantee that he has no intention of doing this.

Despite the fact that I said that I would not get drawn into debate on this website as it invariably becomes abusive, I would like to answer your question.

It is most refreshing to hear that you now want me to guarantee that Angel Property will not sell our land to another developer at a profit once outline planning consent is granted. That is much nicer than “Go away Mr Style”. It is great to hear that you appear to want us to see the project through.

I have stated on a number of occasions that we would be working with other developers on delivering this project.

We have been in negotiations with Affinity Downland and Guinness Trust, two of the largest, best-resourced and most forward thinking housing associations in the country to work with us on delivering the project and also to deliver a very substantial amount of affordable housing to the town.

They wish to be involved because they fully support the whole design ethos of the project, which Angel Property has spent the last several years acquiring and planning. There will be a very specific design code that will guide the future development of the site.

Having spent so long and so much effort in meeting with local groups and other consultees, we think we have now got a proposal that will suit the town very well. We are anxious to maintain the individuality and uniqueness of the project. Lewes is a very special place and we wish for the project to be something that really stands for the type of place it is and that Lewes people can be proud of.

I have a personal commitment and interest in seeing our ideas come to fruition.

The two Housing Associations currently construct several thousand homes per annum, so are totally geared up to deliver this scale of development.

It is not an easy project to deliver as it involves significant infrastructure works including flood defences, decontamination, road links, services upgrades, landscaping, street paving, lighting etc. As well as the construction of new commercial office space, live work, visitor car parking, a cinema, arts space, retail space and restaurants.

Angel Property would not undertake this project alone. We are planning to work with these partners in its delivery because we feel that this will ensure that the project delivers the maximum amount of community benefit whilst at the same time sticking with the architectural integrity of the project and Piers Gough’s masterplan.

Thank you for this - I agree that much more can be achieved through a cordial exchange of views than descending to abuse.

Can I just check, then, that you are saying, 'No, Angel will not sell on the land it owns to another developer after receiving outline planning permission for the proposed Phoenix development'?

Charles Style has confirmed that he will be working in partnership with registered social landlords to provide the affordable housing he is proposing for this development. He will need to transfer ownership of those parts of the sites to Affinity and Guinness. This is completely normal. He has said previously that he would sell other parts of the site to other developers and that he would only develop 100 homes himself. Maybe that has now changed. But it would be useful to have clarity on this too if Angel's 'commitment' to the proposal is to be judged an issue.

He has also said that the affordable housing is allocated to the part of the site he owns and is not zoned for the Council-owned land he is including in the masterplan. This is a welcome clarification. The total housing proposed in the masterplan is 600 units of which 25% min (150) are to be affordable and of these 70% (105) are to be rental and the balance (45) are shared ownership. Can Charles disclose how many of each type of home are allocated to his part of the site and how many to the LDC-owned land?
