The so-called Phoenix gateway - 2006/07/16 20:27 The Phoenix proposal make a great deal the the 'Gateway' into the town. This funnels traffic westwards across the Phoenix Causeway into the heart of the town exactly as at present. The redistribution of vehicles that then takes place will do nothing to lessen the numbers of vehicles traveling up School Hill or going along Lancaster Street, Sun Street and Abinger Place. Indeed with the extra population, traffic flows will increase. Angel Properties have not thought this through. they suggest a no right turn coming out of the development into Lancaster Street. So you would then have to go round the one way system, up School Hill and then if going north up the Offham Road - then what? I suggest at little trip down Market Street and left up Market Lane - nice one.

This proposal is quite ridiculous, and we should not all be lured into discussing the niceties of design, when the real issues are planning issues, and general development issues.

I visited an exhibition which showed the 'professionally' produced plans of Angel property. They show a change in traffic and pedestrian management that relies on the illegal use of land I own at the front of my property. No one has contacted me about the status of my land, it has just been assumed that it is part of the Highway. One wonders what else has been assumed by Angel, given the failure to submit proper plans at Soutwark, but build what they wanted to anyway without approval.

Re:The so-called Phoenix gateway - 2007/04/24 21:47 If you believe that the traffic routing ,or pedestrian links rely on what you describe as the illegal use of your land perhaps you should look at our website. www.thephoenixquarter.co.UK where you wil find a copy of the traffic and transport proposals. If you then feel that the routing relies on your land you could send us an email which could then be passed to the traffic engineers to check. To say that something is illegal is a serious allegation and deserves serious consideration.

Re:The so-called Phoenix gateway - 2007/04/25 09:04 Dear c brentnall, to say that putting a plan in an exhibition which shows a traffic routing that you say crosses your land is in some way illegal is a serious allegation. Clearly no one is going to expropriate your land, which would indeed be illegal.The traffic and transport proposals that were exhibited will need to be approved by East Sussex highways engineers. It would be most useful if you could write to me to point out where your property is located so that our engineers can look into this.
